Most homes around here come off old and go on new in one day. Tear off to the wood deck, replace anything rotted, code-spec ice and water shield, then GAF or IKO architectural shingles. We file the manufacturer warranty in your name when we're done.

A typical install day, start to finish

Most homes come off old and go on new in one day. The order doesn't change:

  1. Materials staged, yard covered

    Tarps, plywood, dump trailer, AC unit covered.

  2. Walk the house with you

    Every side photographed before a shingle moves.

  3. Tear off to the wood

    Old shingles, nails, felt in one pass. Three to five hours on an average home.

  4. Build the new system

    Drip edge, ice and water shield 24 inches past the interior wall (code minimum), underlayment, step flashing, pipe boots, shingles.

  5. Ridge vent, cleanup, walk-through

    Ridge vent cut to your attic. Magnet sweep. Final walk-through before we leave.

A one-day install runs into two or three with a second tear-off layer, mostly soft decking, or a rain shutdown. We'll tell you which side of that line you're on before we start.

When the old plywood comes up

Decking is the line item that turns a clean quote into a surprise bill. Most homes keep 80 to 95% of the original deck. When we find bad sheets:

A third or more soft means full re-deck. Price and timeline in writing first.

Bids that promise no decking charges at all are usually padding the base bid. Any decking number should be in writing before tear-off.

A half hour the night before makes install day go cleanly

  • Move cars off the driveway. The dump trailer parks there.
  • Take down wall art and mirrors. They rattle.
  • Cover anything stored in the attic. Dust drops through.
  • Pets indoors. Sprinklers off.

What kills a new roof early

A correct install should make 20 to 30 years. Most that come up short failed for one of these:

  • Trapped attic heat. Shingles cook from below. Balanced soffit-and-ridge venting is the fix.
  • Standing debris in valleys. Pine needles and leaves trap water against the deck.
  • Overhanging branches. Sand granules off and drop debris year-round. Trim back 10 feet.
  • Ice dams. Ice and water shield run to code is the structural fix.
  • Skipped post-storm check. Hail damage may not leak for two or three years.

Roof replacement questions, answered

How long does a full roof replacement take?

Most asphalt-shingle replacements on a typical single-family home are one day, start to finish. Steep pitches, second-layer tear-offs, larger square footage, or weather delays stretch it to two. Permit pull, material delivery, and inspection close-out add a few days on either side of the install itself. Cedar shake or slate is a different conversation; those run a week or more. We give you a written timeline before any tear-off.

What does a typical install day look like?

For homeowners home that day, the schedule that matters: trucks roll in by 7 AM, hammers stop around 5 PM. Loudest window is tear-off, roughly 8 to 11. Plan calls and meetings outside that. The ridge-vent cut is the only step that opens the attic to outside air, usually mid-afternoon and lasting about 90 minutes, so pull anything heat-sensitive (instruments, attic electronics) off the floor below that line.

How do you make sure my attic is vented correctly?

We check intake at the soffits and exhaust at the ridge before cutting any new vent. There's a code-required ratio behind it. What matters most is intake. A new ridge vent over a blocked soffit pulls warm air out of your living space all winter.

How do I know if my decking needs to be replaced?

You won't, and neither will any honest roofer, until tear-off is half done. The forecast is easier than the bid: 1990s-and-newer OSB usually holds at 90 percent or better. Pre-1980 plywood, anything with prior ice damming, or any home with a vent fan dumping into the attic instead of out the roof drops to 70 percent or lower. Get the per-sheet replacement price in writing on the bid, not negotiated mid-tear-off.

Do I need to register the manufacturer warranty myself?

Not for the warranties we install. GAF System Plus has to be registered by a certified contractor inside 45 days. IKO Iron Clad has to be filed by an IKO ROOFPRO contractor inside 90 days. Standard shingle warranties don't require registration.

How often should a new roof be inspected?

Three triggers, not a calendar. After any wind event above 50 mph (NOAA storm reports), after any hail event regardless of stone size, and at the year-10 mark to confirm sealant lines, pipe boots, and ridge cap are still tight. Routine annual inspections without a trigger event are mostly upsell. Past year 20, annual makes sense because the failure modes start clustering.
