The stain almost never sits under the actual leak

Water rides a rafter and shows up on the ceiling feet from where it entered. Three places it's almost always coming from:

  • Cracked rubber boot around a pipe. The seal around roof pipes splits with age. Most common leak we find.
  • Bad flashing at walls or chimneys. The metal strips that seal seams. Loose or worn means water gets behind.
  • Ice dam every February. Ridge of ice at the gutter line. Forces snowmelt back under your shingles.

The parts that fail before the rest of the roof

Asphalt roofs around here don't fail all at once. They fail at the small parts, on predictable timelines.

  • Lifted ridge caps after high wind. Peak shingles unseat. Ridge vent can pull loose with them.
  • Bubbling shingles and grit washing off. 8 to 15 years in. Almost always attic ventilation, not the shingles.
  • Valley underlayment wearing through. The felt under roof valleys gives out at 20-plus years before the shingles do.

Repair, or are they selling you a roof you don't need yet?

Three questions tell you if you're being talked into a roof you don't need, on any quote, ours included.

  • Roof under 10 years old with an active warranty? A repair almost always wins. Push back on a replacement quote.
  • One part leaking or three slopes failing? One part is a repair. Three sides at once is a roof you're paying for in installments.
  • Is the shingle still being made? If discontinued, a partial repair will look patched on the front of the house.

When the roof is leaking tonight

How do I find the source of a roof leak when the ceiling stain isn't directly under it?

Water tracks. It runs down the underside of the deck, follows a rafter, and drops onto the top of the drywall feet from where it entered. The standard diagnostic is to crawl the attic in daylight, look for staining on the underside of the deck, and trace it back to a pipe boot, flashing seam, or valley. We do this on every free diagnostic visit.

What's the most common cause of a roof leak around here?

Pipe boot failure, by a wide margin. The rubber collar around plumbing vents splits at roughly 10 to 15 years. Flashing failures at chimneys and dormers are second. Both are quick spot repairs when caught early, drywall jobs when ignored for a winter.

Can I just DIY-patch a roof leak with tar or sealant?

For one night while you wait on a crew, sometimes. As the fix, no. Surface sealants over a failed boot, missing shingle, or broken flashing buy a season at most. A smear of tar also hides what was actually wrong, which adds time and cost to the real repair.

How much does it cost to fix a roof leak?

Depends on what's leaking and how much shingle has to be lifted to do it right. A single pipe boot is the cheapest. Chimney re-flashing runs more because more shingles get pulled. Valley pan replacement is quoted job-by-job. The diagnostic visit is free, the quote is line-by-line.

How fast can you get out for an active leak?

Same-day tarp when the weather lets us climb, which in northern Illinois means anything outside an active thunderstorm or sustained 25 mph wind. If we can't get up that day, we walk you through DIY containment over the phone (bucket placement, attic-side plastic, breaker shut-off if water is near a fixture) and tarp first thing the next dry hour. After hail or a named storm, calls stack up but active interior leaks always cut the line.

How do I know if a roofer is being honest about repair versus replacement?

Three quick checks. Did they actually get on the roof or guess from the driveway. Did they ask the age of the roof and look at warranty paperwork. Did they walk you through what specifically failed in plain language. A quote that jumps straight to full replacement without those steps assumes you won't push back.
